HOUSE RULES: You are required to follow the House Rules written here and posted in the house during your stay or risk being removed from the property.
E-COMMUNICATIONS: All electronic communications regarding policies/procedures supersede any documentation found within the property.
DAMAGE & INCIDENTALS: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay. This fee acts as insurance for minor damages and each coverage tier is associated with a maximum coverage amount. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: You must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc.) is not the max that you are responsible for. If damage exists beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.
NO FOREIGN OBJECTS DOWN THE TOILET: Do not flush anything down the toilet except toilet paper. NO WIPES!! A drainage issue will result in a $500 fine if our septic specialist determines that the cause of the drainage issue was caused by you/your party.
PETS: We love animals but pets are NOT permitted at all Euphoria locations. ALL pets must be approved. If unauthorized pets are on the premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement. We request and expect the following from our pup-parents: Please do not leave your dog in the unit unattended for long periods of time, he/she must be bathed, up to date on vaccinations, and treated regularly with flea preventative. We do require all dogs to be fully housebroken, freshly bathed prior to arrival and to have been treated with flea and tick meds within 30 days of check in. Please be courteous to your neighbors, follow our county’s leash laws, and always clean up after them! Poop scooping is not included in your pet fee or cleaning fee and will incur an additional charge.
PET FEE REQUIRED: The dog rent fee is $30.00/Dog/Night, $175.00/Dog/Week, with a maximum of $300.00/Dog/Month. The dog rent fee doesn't cover any damage caused by your pet. If we discover pet damage, we will provide photos and a handyman quote to fairly assess any additional charges required.
ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. Check-out time is NO LATER than 10:00 AM or 11:00 AM on the departure date.
LATE CHECKOUTS/EARLY CHECK-INS: Early Check in and late check out options are available for an additional fee if available. If we can accommodate, a $25/hour charge will automatically be added to your reservation. We cannot guarantee availability so you must request these services in advance and gain approval. If you do not have approval and show up early/ stay late, a fee of $100/hr will be assessed, with a 1-hour minimum charge and additional hours will not be prorated. If early check and/or late check out are approved you will get an email confirmation from the reservation team.
CHECK OUT: Checkout procedures must be completed; a detailed list is available upon request and will automatically deliver 24 hours prior to checking out. Upon completion of occupancy, Guest shall: (i) return all copies of all keys or opening devices to the Premises, including any common areas; (ii) vacate the Premises and surrender it to Management empty of all persons at agreed upon time; (iii) vacate any/all parking and/or storage space; and (iv) deliver the Premises to Management in the same condition less ordinary wear and tear as received upon arrival.
CANCELLATIONS & REFUNDS: If cancellation occurs more than 14 days before the reservation, Guest is eligible for a100% refund. If cancellation occurs within 7-14 days before the reservation, Deposit Payment will be forfeited and Guest is released from financial liability on remaining balance owed and will receive a 50% refund. If cancellation occurs less than 7 days before the reservation, ALL PAYMENTS ARE NONREFUNDABLE. Unused nights of your stay will not be refunded. SEE EVENT WAIVER FOR EVENT CANCELLATION POLICIES.
EVENTS/PARTIES: Any event must be approved by our rentals in residential areas and may NOT be suitable and used for weddings, receptions, parties, or large gatherings. Any disruptive events could result in the eviction and forfeiture of the entire rental amount and security deposit. SEE EVENT WAIVER FOR EVENT RELATED POLICIES.
MINIMUM AGE: The minimum age to book this home is 21, add-on guests under the age of 18 are welcomed if accompanied by their parent or legal guardian.
CHILDREN: While we allow children, the home is not child proofed. Guests with younger children use the home at their own risk.
PRIMARY GUEST: The primary guest on the reservation (name of guest/payment account holder) must be present for the duration of the stay. If you are renting the property for someone, for any reason, you must book the reservation under their name, and they must pay for the reservation with an account in their name. There are many outside resources to assist with. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest rents for vacation purposes only, not for commercial use.
NUMBER OF GUESTS: Change in number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact Euphoria Vacation Homes LLC for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.
LINENS and TOWELS: Towels, sheets, pillows and blankets are not meant for outside use.
MAXIMUM OCCUPANCY: The maximum guest count per property is strict, if you have more guests than the maximum allowed you will be asked to vacate the premises and no refund will be issued.. Approved Guests are persons who will occupy the Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.
EXTENDED STAY: You are not permitted to establish or consider this vacation home as a permanent residence. Use of this address to obtain residency documents such as a driver’s license, will be reported and legal action will be pursued.
PARKING: Follow parking rules that will be provided with your check-in instructions. Do not park in the street unless the listing states that street parking is available.
STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, music, load vehicles are allowed between the hours of 10:00 pm and 8:00 am. Please note if these are followed you can be fined and asked to vacate the property. Terms include a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.
ILLEGAL ACTIVITY: No unlawful activity or any other activity that constitutes a nuisance is permitted on Premises. No illegal substances are allowed in the rental, and minors should not be in possession of alcohol. Violations will result in eviction from the property and no refunds will be issued.
NO SMOKING: No smoking/vaping is allowed within/around the property. You may ONLY smoke outside in the driveway or parking area and only away from any entry points/windows. Dispose of butts in outdoor trash bins only. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement. Lingering smell caused by smoking/vaping will incur a minimum penalty of $500. Cigarette butt cleanup is not included in your cleaning fee and will incur an additional charge of $100/butt.
CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
FURNITURE: Please do not move furniture, appliances, or decor from where you found it upon check in. If for some reason you must move any of these items, please return to their proper place before checking out, I suggest taking a photo. Indoor furniture is not to be used outside. Any damage caused by moving these items will be your responsibility to cover the cost of replacement/repair. Outdoor furniture must be returned to where you found it upon checking in. Redecorating is not included in your cleaning fee and will incur an additional charge.
CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.
LOST ITEMS OR LEFT ITEMS: Euphoria Vacation Homes assumes no responsibility for lost, stolen or abandoned items. Guest must notify of left items within 14 days of check out, or items will be confiscated. Management assumes no responsibility for lost, stolen or abandoned items. We charge a $50 minimum to ship forgotten items, which must be paid in advance. For heavier items, we ask that you pre-pay the $50 and we will acquire any additional shipping cost and bill this to you accordingly + 25% service fee. Management shall not be held liable for the condition of said items. Euphoria Vacation Homes shall not be held liable for the condition of said items.
MAIL SERVICES: You may not have any US Postal mail delivered to the home. You may only ship directly to the home that you are staying in using Fedex or UPS while your are in the home. Additionally, we can not guarantee delivery or security of the package. This will be up to the shipping client and the shipping receiver to arrange. **We are not responsible for any lost, damaged or delayed deliveries. Returning late deliveries after a guest has left will incur an additional fee, plus cost of shipping.
POOL/SPA: Pool heat is an additional fee and must be paid for prior to use. Guest agrees not to tamper with pool heat controls or manipulate heater in any way. Pool heat shall not exceed 86 degrees. Guest understands that the area surrounding pool and spa may not be fenced or secure. Guest understands and agrees to be responsible and liable for any damages that occur to the pool and spa and its support equipment through Guest misuse and/or negligence.
CAMERAS AND NOISE: Home may contain outdoor security surveillance systems as well as noise-detection. These are for your and our security only.
EMERGENCY ENTRY: Management and Managements representatives and agents have the right to enter the Premises, at any time, (i) for the purpose of making necessary or agreed repairs, decorations, alterations, improvements, for maintenance or to supply necessary or agreed services; (ii) to verify that Guest has complied with the terms of this Agreement; or (iii) in case of emergency. Management and Managements representatives and agents have the right to enter the Premises, upon reasonable notice of at least 24 hours, to show the Premises to prospective or actual purchasers, tenants, mortgagees, lenders, appraisers or contractors.
UNFORESEEN OCCURRENCES: Management will not assume liability for any loss, damage or inconvenience caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds available as such instances are beyond the control of Management. It is highly recommend that Guest considers travel and/or rental insurance.
WEATHER/MOTHER NATURE: We cannot be held responsible for circumstances beyond our control. This includes excessive noise from construction or public/private events, wildfire/smoke, weather related interruptions, road closures, lack of snow, frozen pipes, interruption of services and utilities or unexpected appliance breakdown. Properties that are listed as Ski-in/ Ski -out, Ski Access, Walk to ski, and the ski accessible homes are subject to weather and we cannot be held responsible weather/snow conditions that make these homes ski accessible. |
